I have also reconfigured and refurbished the master bathroom.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>New kitchen and flooring fo<\/strong><strong>r a large Victorian House in the Brandling\u00a0Conservation Area, Jesmond<\/strong><\/p>\n<p>I delivered a comprehensive refurbishment of the ground floor of this large family house, including;<\/p>\n<ul>\n<li>a new kitchen, using solid wood units and granite worktops<\/li>\n<li>new prime oak\u00a0plank and parquet flooring throughout<\/li>\n<li>strengthening and insulation of the ground floor sub-structure<\/li>\n<li>enlarging and waterproofing the basement to create a large wine store and games room<\/li>\n<li>installation of some custom built-in\u00a0furniture<\/li>\n<li>refurbishment of the original Victorian\u00a0cast iron radiators, which were removed, shot-blasted and powder-coated<\/li>\n<li>fitting of new ceramic flooring for the toilet and boot room<\/li>\n<li>installation of new lighting<\/li>\n<li>decoration<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><strong>Refurbishment of a three storey Victorian House in Newcastle<\/strong><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" comprehensive refurbishment of this large, grade II listed family home.<\/p>\n<p>I carried out the initial scoping of the project and then made applications to the local authority for\u00a0listed building consent and to\u00a0the owner of the freehold for their consent to the works. \u00a0The scope included;<\/p>\n<ol>\n<li>remodelling room sizes to create a larger top floor bedroom<\/li>\n<li>installing a new bathroom<\/li>\n<li>rewiring<\/li>\n<li>replacing the heating system<\/li>\n<li>repairing the original sash windows<\/li>\n<li>redecoration and carpetting and a host of other minor works.<\/li>\n<\/ol>\n<p>&nbsp;<\/p>\n<p><strong>Re-alignment of sandstone base blocks and installation of new railings for a Victorian house in Jesmond<\/strong><\/p>\n<p>These railings were designed to match the metro line railings opposite the house. \u00a0The arrow heads were hand forged and the bars are 20mm solid mild steel. \u00a0The entire fixed section was fabricated in one section for neatness and hot dip galvanised for longevity.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone wp-image-124\" and I appointed a local bricklayer to rebuild it, using the original bricks and a traditional lime mortar, with a capping course of modern bricks to minimise the water penetration into the wall and the house with a pitched slate roof and three large Veulx windows and a three-panel aluminium bi-folding doorset to create a large, open-plan area for the children to play, a downstairs toilet and a new area of decking, using a hardwood and composite decking system.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Replacement of external boundary wall and new railings to match existing gates in Gosforth<\/strong><\/p>\n<p>The roots of the row of large lime trees had grown and cracked the boundary wall, which was becoming unsafe.\u00a0 With the agreement of the Tree Protection Officer, the wall was removed and a new lower-level wall was built which included lintels to bridge over the tree roots, creating space for them to grow without damaging the new wall.\u00a0 New railings were\u00a0designed<span style=\"font-size: 1em;\">\u00a0to compliment the existing gates and fitted directly into the\u00a0<\/span><span style=\"font-size: 1em;\">sandstone copings.<\/span><span style=\"font-size: 1em;\">\u00a0<\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone wp-image-557\"
